Being a landlord myself I have recently experienced the joy of tenants both losing sink plugs, jamming pop up wastes and broken sink risers to minimise property maintenance this simple letting tip should help landlords both improve their houses whilst minimising future maintenance costs. Whether you decide to follow this tip, wait for the maintenance request to occur or build it in to your property design swivel sink wastes are ideal for landlords and tenants alike.

Simply remove the existing waste / install from scratch a swivel sink waste, if you have an existing fixture ensure you have a bucket to catch the water stored in the U bend. Then unscrew the large nut securing the low half of the waste to the sink, rotate the sink plug to loosen from the existing sealed unit then push this upwards to remove.

To install a new swivel sink waste to help reduce property maintenance requests, first place new silicone (assuming if any exists this has been removed) around the inside the top waste hole. Then place further silicone around the thread and push centrally into place, using a finger remove any additional residue from the sink internals. From here place on the rubber seal underneath the sink, push this up and then re / instate the nut to secure the low maintenance swivel waste in place.

On completion re / attach the U-bend ensuring the connections are tight, through installation you will save on lost plugs and having to replace the waste in future, most provide a guarantee of some form.
